Do I have to access my neighbour's garden to render my external wall

Hi: I planned to build a rear extension in my garden. But I am not sure how to render my side wall of extension. My neighbour asked me this question as she thought my builder have to access her garden to render the side wall of the extension as the wall is just about 15cm away the boundary. On the boundary, there is a fench which is also belong to her as well. My question is whether there is a way to render the side wall without access her garden during the building process of extension? Thank you Kind regards Qiang Tang

It sounds as if you get on well with your neighbour, which is a good start. The best way to start off is by asking for permission to access your neighbours land for the limited time necessary to complete the rendering, with the assurance ( perhaps in writing ) that you'll make good any damage to her land. For example, remove and replace her fence, replace any damaged plants etc. If your neighbour flatly refused to grant you access, you have recourse through the courts via the Neighbouring Land Act 1992, which, provided that you were able to show that it was absolutely necessary to gain access and the neighbour refused. However, there is no guarantee that an order would be granted in these circumstances and the continuing relationship with your neighbour is worthy of consideration.
