can deeper foundations affect neighbours property

Anonymous user 23/02/2024 - 3.04 PM

next door are having a rear extension. they have been informed by building inspector to increase the foundations from what is now just over 1 meter by another 2 meters which would take it to just over 3 meters. I measured the existing foundations from bottom of pit to ground level. Is this correct. Could the digging down to create deeper foundations affect my attached property. The deeper foundations have been advised because of some large trees nearby. If it has to be done what can I insist on to protect my property. Will they have to serve me with a new party wall agreement. One further thing are there rules on how far a building extends out from the original building. I would be very grateful for any advice.

Are you a tradesperson and able to answer this question?

Deeper foundations could undermine your property and possibly cause damage depending on how close your house is to the neighbours extension there is a 45 deg rule of thumb. I am sure the Building inspector will be aware of this however I would ask the question just to be on the safe side How far a building extends out only matters if it is less than a meter from the boundary

quite possibly, it really depends on ground conditions and any large vegetation growing near by, the building inspector will advise,
