Removing Chimney Breast on both floors of house

HI all We are in process of buying a 3 bed 1930s semi, the chimney breast in the front living room and front bedroom are quite large (1.5m) and we want to have them removed to free up the space, plan to leave the stack in the loft, however am bit confused on the various information i have read on the internet and would be grateful if any could help out on the below: 1. Would i need a structural engineer or just a good builder? As either Gallow bracket or RSJ are going to be installed in the loft 2. Do i need to consult with local building control? if so what would they require, would pictures of the support being installed correctly do the job? 3. Once the hearth has been taken out do the joist,beams & floorboards need to be extended or is it just concrete underneath? Also the seller informs us the neighbors have taken out their chimney breast so the party wall act should hopefully be ok Thanks for the help

Hi you would need a building inspector to come out to your property due to the fact of leaving part of the chimney Brest up in the loft, therefore steel would have to support from the underneath of what will be left in the loft then the rest can be taken down hope this helps regards Luke.

Hi As your neighbors have removed their chimney breasts remove the whole stack, then there will be no need for engineers or steels and you will be removing a common leak area and it will probably be cheaper. However you must get your neighbors consent first and give them notice. Hope this helps Pete
