Cracked rendering just under the flat roof

Anonymous user 09/03/2024 - 2.40 PM

I had single storey extension built for circa 4.5 metres about 13 months ago. Just under the flat roof /roof coping rendering has cracked across most of the depth of the 4.5m wall. Should this happen so quickly after extension has been built ? My concern is that this will get worse and water may seep through it. Should the builder be repairing this ?

Are you a tradesperson and able to answer this question?

Cracking occasionally appears at sometime due to settlement from the build, this is normal to an extent. A good builder will tell you there maybe some settlement !! The cracking will need raking out and filling before decoration. Make sure there are not hollow spots by tapping the rendering. If there is you should get the builder back to redo the hollow spots before decoration.
