I have discovered a damp smelling wet patch in upstairs bedroom carpet.

The wall is against our neighbours house and the wet patch in on the carpet next to the skirting board. The house next door is empty and for sale. The wall is dry but cold. Can you shed some light on this please? We noticed it by smell first.

It could be a burst or leaking pipe that is running under the floor. Certainly, I would suggest contacting the selling agent to advise that there possibly might be a leak of some sorts within the empty property and to ask if someone can come out and inspect it ASAP. Try to give as much detail to the selling agent as possible and make sure you follow up on the problem. The last thing you want is wet rot within the timbers that could potentially turn into dry rot.
