Tie in 2 new properties to existing terrace v a pair of semis

I'm seeking planning permission for an additional 2 new properties on a large plot which currently sites an end of terrace. I have been advised by my architect that tying in the 2 new properties to the existing one and extending the terrace would be a cheaper option than building a pair of semi detached properties. Is this right (with the associated costs of tying the new builds in to the existing property)? I know the semi detached properties would be the better option in terms of selling them once built but I would be grateful if someone could let me know in terms of the build cost. Many thanks.

I agree with your architect it would be cheaper, but not by that much as a proportion of the cost of the build, maybe £5000? The good thing about building a separate structure is that its all new and you don't have to tie into anything which in its self could be a saving
