Damp coming through on the chimney breasts on the top floors

I live in a three story Edwardian house. The top floor chimney walls in both rooms are damp and the ceiling around the chimney breasts. They have different chimneys. I have had work carried out around the chimneys but this has not cured the problem, and no roofer will guarantee further work will solve the problem. I am told it might be due to warm air condensing in the chimney and seeping through the brickwork. One chimney is lined and has a gas fire on the ground floor The other has not been lined and has a coal fire used in winter. How can I tell if this is the cause of the damp? What can I do to rectify the problem? Are there any local chimney contractors who can solve this problem for me? Or is it a builder who is a better person to do the work or a roofer?

Most likely the pointing in the brickwork,this chimney would have been built using lime mortar,this allows the chimney to breathe if it has been repointed using cement this will seal any water ingress in the brick work creating dampness. Best bet is get a local tradesman who is used to dealing with older property's and the material used in their construction,who understands how these materials work in keeping your house water tight.
