Victorian terrace damp patches on interior wall but no visible external issues

I recently moved into a 1910 end of terrace victorian property, the front of the property was externally painted about 2 years ago onto already painted brickwork. No rendering exists. I have damp patches in the middle of the walls close to the bay window. The was is not a cavity wall. I had a damp surveyor tell me the cause was a loose downpipe on the guttering, but 6 months after fixing this, the damp has not dried. Could anyone shed some light on causes and solutions? Could the paint be suffocating the wall?

you type of property is a solid brick building built with lime mortar, this allows the building to breathe, if it has been re pointed,rendered, painted with modern materials these stop the building breathing creating dampness. you best bet is get someone local who understands lime .renders,mortars, lime washes, and how these work in keeping your building water tight. good luck Alex

Hi, If the guttering has been leaking for a long time, then imagine the amount of water that is locked into your wall. Gravity pulls the water downwards and it will find its way out somewhere. So if for example, the water took 3 years to get to that point, there is three years worth of damp locked into your wall, if that is the case it will take a long time for the water to stop getting to that point after you fix the leak. Fixing the water ingress problem is just phase one. Also a damp wall is cold, this will allow condensation to form locally. Hard to give you advice without being able to do an infrared test and a non-invasive damp test.
