New roof on a property - no building regs certificate. What are my options?

We are in an unusual situation with a property about 100 years old we are hoping to buy soon. It has been renovated and the loft converted. The roof was slates and is now lighter weight synthetic tiles. The roofer was not to my knowledge an "approved" roofer as mentioned on the planningportal.co.uk website. The seller's solicitor says "no written guarantee" will be given for the reroofing although the roofer who put the roof on will informally look after the roof for 9 months. There is another roof on the property that was "totally removed and then reinstated with appropriate additional timbers all under the supervision of the building inspector" - but that is surely irrelevant as that is not the main roof! Is it foolish to buy this property without any guarantee on the new roof? There does not appear to be any building regulations certification so again that seems a problem or would it not be needed if done as part of a loft conversion? Am I able to get the council to inspect and certify the roof prior to purchas or should that be the seller's responsibility? Will it cost me? Many thanks if you can answer all of that!

I agree with the previous answer. Far too many ifs and maybes to give a qualified response. Any work previously undertaken should have a guarantee (was one requested). I doubt very much any council will inspect and certify in retrospect. Solicitors and architects problem surely.
