Do I need an Extractor Fan in a Bathroom with a window

I have a flat which was tenanted it had a bathroom with a window. The tenants left and I found the bathroom ceiling very mouldy I assumed this due to not opening windows and many occupants ! I was planning to install an extractor fan subsequently discovered leak from upstairs . I would appreciate advise if I still need an Extractor fan and what type of Fan if needed. The Window has double glazing and in 2 section odd shape so not appropriate for Fan I believe so has to be in Wall if necessary .

If is a rental property I advice you to put an extract fan as you may already know that tenants don't always do what you want them to do opening the windows for example, try envirovent as they are knew of the best in the market. Sam

We would advise installing a high performance vapour tracking fan to ensure all moisture is removed before it causes any harm. A vapour tracking fan is ideal when you have tenants as it offers you the reassurance it will do the job and you do not have to rely on tenants turning it on or opening windows!

I would always advise an extractor fan in a tenanted property. Make sure it is a timed fan that is activated when the lights are switched on. This ensures that it can't easily be switched off. Not a majorly expensive job, but certainly worth it in the long run.

All great answer s above.
However a nother piece of information is that it depends on how large your opening window is, in relation to the room in question.
Some literature in the Building regs stipulate that No extraction fan is needed if the opening area of the window meets curtain criteria IE size. Believe it or not this is turned the *Dump* factor. No pun intended. IE meant to describe the dumping of old air from the room. This is in relation to how long the air exchange " Dump"takes. Hope this helps , no matter where your reading it. Lol. It is very important to have the extractor fan in the bathroom even YOU got a big window.
First of all it is for moisture
Second it more benefit because in the winter you not open the window like in the summer.
And the last Most important it is by the law
Of course complying with British standard.
