Hi All,
I have survived my house and got reply from home buyers as below, please suggest me how to proceed further.
ROOF:
1. The roof is covered with tiles.
The original roof covering was replaced a few years ago.
The roof is lined internally with sarking felt. The roof lining is torn in places.
The rear extension roof has a very shallow pitch which may not be adequate for the tile covering. This could be a significant construction/design fault.
There is also evidence that rain is penetrating the roof covering in the main roof space.
Roof coverings - heavier coverings; inadequate roof slope for coverings;
WALLS:
he walls are of solid rendered masonry construction.
Internally, the external walls have been plastered.
High damp meter readings were recorded throughout the ground floor. Also, the external render is damaged and incomplete in places.
Please suggest whether i have replace the roof n how to proceed further.
Are you a tradesperson and able to answer this question?
Strip existing roof go in with breathable felt new batons relay old roof tiles/slate if in good condition lead work where's necessary NOT cement fillets hope this helps 👍

Sounds like the jobs not been done properly the first time around.
Strip off the slates/tiles , re-felt (using breathable membrane) , treated battens and re-use slates/tiles where possible.

It seems the roof has not been done to regulations. Why strip the old tiles and leave the felt and battens on to me seems ludicrous. If they are replacing the tiles surely a breathable felt and new battens would be done at the same time! Hope this helps

Hi, this does sounds like the job has not been done properly in the past.
Remove the old tiles, re-felt (using breathable membrane) & new battens. Personally I'd probably go for new tiles as they wouldn't make massive difference but if on a buget you could re-use the old tiles.

Hi from what you've described there would no need to replace the entire roof even if it's a low pitch, i would suggest re-laying new breathable felt and new battons then laying the original tiles and replace any lead flashing if necessary.
This sounds like the tiles used are not designed for the pitch of your roof so it may be a case of changing everything, if the roof is below 17.5 degrees in pitch on certain areas there are only a few tiles that are adequate for the job and the tile battens must be set with a minimum 100mm headlap also, you should check the pitch and talk to a tile manufacturer for suitable tile options, there is also useful information online from most manufacturers for technical information

call a expert roofing company in , they can see whats happened and what needs doing in full detail , very hard to give advice when not on site alot of people will try but a experienced roofer wont leave it to chance they will want to see and inspect properly well we do any way .

I think by the sounds of it,the pitch of the roof isn't great here, better strip off , heighten the roof at one end ,add breathable membrane , reuse the old tiles add vent tiles 1200mm up to allow the wall to breathe and this should do the job
