Replace a rotten lintel above a window

Anonymous user 09/03/2024 - 2.38 PM

There is a crack on the outside wall of a house I am interested in buying. To me it looks like the lintel that spans across the window has rotten away, causing the brick work to slip and creating a large cavity. I am interested in how much it will cost to put right. The window is approximately 1.5meters wide and the crack / fallen render seems to have formed above the top right half of the window. This is on the ground floor of a three story building. I assume what needs to be done is acro props to support the load above. Remove the old rotten lintel. Insert a fresh treated wood lintel or concrete replacement. Reinstate the brick work and render. Am I far off here? Or could more major work be needed?

Are you a tradesperson and able to answer this question?

Your on the right track. Insert your props, remove the wooden lintel , but replace it with a concrete lintel, wooden lintels aren't generally accepted by building regulations these days. Then re-render to finish. The entire job should take no longer than 2-3 days.

Good advice from above , you could use a catnic lintel which is Steel . Without rendering the exterior , the brickwork on the out side , would look just the same .
