What to expect when our neighbours' builders come to fix damage done to my property?

Our Neighbours (semi-detached) are having a massive dormer extension to their attic bedroom. The building works carried out next door have caused large cracks in the plaster work in the apex of the adjoining wall and ceiling in our newly decorated attic bedroom including large chunks of plaster becoming loose. They have agreed to fix this but I am concerned they may not do a proper job as we are not the clients paying them. What work should they actually do to make the job good? Remove loose plaster and re-plaster and paint just that area? Just fill in cracks and repaint? We are concerned that the fact that the plaster has cracked/ bulged indicates that the underlying brickwork is damaged. We are worried that although they may fix the damage cosmetically, there will be underlying damage. We have had some pretty lousy experiences with builders in the past and just want to make sure the jobs done properly and we are not going to have to fix it again ourselves at a later date.

You could get an independent structural surveyor report done prior to anything starting stating what is required to put right any damage,then checked when put right,technically your neighbour should pay for this,realistically you will foot The bill for the survey,depends what price you put on peace of mind. Your neighbours builder should have all the correct insurance to cover this type of situation, you really should not be out of pocket at all for the consequences of their work, you could get an independent professional building company round to quote for any work required to make good the damage done to your home, take a copy and present that to the neighbours builder, failing that you could get in touch with your buildings insurance company , tell them what has happened and give them a copy of the cost to put things right from the builders you asked to quote, your insurance company would send a loss adjuster round which would get the ball rolling to make claim to the neighbours builders directly or off their insurance.
