Time delay on bathroom extractor fan

Anonymous user 5 February 2016 - 11.07 AM

I am experiencing condensation issues in my ground floor flat. An independent surveyor has identified bathroom being one of the bigger sources of the problem as the existing extractor fan has start time delay and switches off as soon as the light is turned off, so doesn't extract near enough. He recommended to install a delay timer on the existing fan to keep it running for a longer period of time. I'm not sure where to start with this - is this an electrician's job? And can anyone point me in the right direction as to what to look for online? Any thoughts would be greatly appreciated! Maria

There is no such thing as "part p registered" merely registered with a "competent persons scheme". Also, the fact that the job is notify able to building control does not mean that you need to be registered with a scam, it's just cheaper to notify BC if you are. Back to the original question, get a humidistat fan installed, vent axia quadra are good for very damp rooms, instead of a timer fan. You want the fan to operate regardless of whether or not a light is being used.

Bathrooms are an area that is notifiable to Building control. best way is to get a Electrician who is registered on a Part P scheme to do the works as they can notify and issue all certs.

Yes you can replace the fan with a timed model or even timed with a humdistat. It's also important to identify airflow in the property. If the building is very tightly sealed then the extractor fan may struggle to effectively work as they require fairly free flowing air to operate efficiently. You may require an air vent in the door for instance. Regards Sinclair

bathrooms are designated as, SPECIAL LOCATION. YOU SHOULD HAVE THE WORK CARRIED OUT BY A PART P REGISTERED ELECTRICIAN. AND THIS SHOULD BE CERTIFICATED FOR YOUR SAFETY. BEST REGARDS
