Can I use an existing conservatory footing to replace it with a single storey extension?

Anonymous user 23/02/2024 - 3.01 PM

I have an existing conservatory that leaks I wanted to tear it down and replace it with an single storey extension of exactly the same dimensions,is there any reason I can't use the footing in place or do I have to remove this and start again,if I can use the footing do I need a building inspector to o.k it first. Many thanks Kev

It would be my opinion that it is unlikely that the foundations will be suitable to build an extension on, but as ever in life there are exceptions to the rule. In any event, if you propose to build an extension, you will need the building inspector's approval, so that would be my starting point. dig down, expose the foundation to indicate its size and depth and call building control to request they have a look. Hi Kev, I've just recently completed similar project - I've built a sun-lounge on the existing footing of a conservatory. We did not have to provide a new foundation but we had to reveal the existing footing in three places prior to start and provide structural calculations. The calculations demonstrated that the new extension would not weight more than the removed conservatory. The conservatory had few courses of brickwork which was also removed and had massive heavy double glazed panels. And the new extension is a light timber frame construction with many windows. Building control inspector will be needed anyway. Hope it helps. Andre.
