Loft Conversion

Flitch Plates/Beams or Universal RSJ???

Anonymous user 01/03/2024 - 2.53 PM

Hi, I am currently in the process of tendering for a loft conversion which involves a gable build with a rear dormer to create a master bedroom and en-suite. I have had a couple of specialist loft conversion companies to quote but two are allowing for Universal RSJ and another is stating that Flitch plates will be best to use, will this make much difference or does one have a clear advantage over the over? We are struggling for height but have just enough for a decent conversion and the existing joists are the original 1930's and roof will be getting replaced at the same time. Any help/advise will be most appreciated.

Are you a tradesperson and able to answer this question?

A flitch beam benefits the builder there is no doubt and makes for a swifter installation. So this may well be reflected in a reduced labour cost. one downside is the specification is possibly deeper influencing finish floor to ceiling height. Personally I do prefer Flitch systems as steel beams in my experience create there own loading issues that make installation a pain and are likely the structural engineer's lazy copy book approach to structure design.
