Using water-based sealer/primer as alternative to 'Mist Coating' plastered walls

Hello, I have read much of the advice posted here about using an emulsion paint diluted by 50% as a 'mist coat' when painting new plastered walls (that have dried sufficiently). I understand that, this approach is advised as a cost-effective way of commencing the preparation part when painting new plastered walls. I have seen a product called "Zinsser Bull's-Eye 123". This product is mentioned in a youtube video on painting the plastered surfaces above the galvanised beads to prevent any rust stains becoming prominent over time. I am wondering whether it would be okay to use this product as a base coat before painting? I know it would be expensive, but assuming my primary motivation is to have the paint job done to the highest quality (and long term durability), would this be the wrong way to do as the first step in preparing the walls?
