Approx. cost to build 2m x 4m side return extension

Looking for some idea of how much it will cost to extended kitchen to the side in a mid-terraced to make open plan kitchen / dining room, velux windows in the new roof, outside door adding in existing kitchen, wiring, plumbing for radiator, plastered, finished room size approx. 4m x 4m extension size 2m x 4m. No need to include fitted kitchen or tiled / wooden flooring just after the basic price of the extension itself. House is located in SK2 Stockprt (greater manchester) Thanks.
