Slight stain on ceiling, beneath bathroom, should I be worried?

Anonymous user 09/03/2024 - 2.35 PM

I'm in the process of buying a new home (built 1975), and have had a Homebuyers Survey done - everything was fine, except the surveyor noted a slight stain on the kitchen ceiling, which is beneath the bathroom. He didn't think it was a major concern, and when I asked the current owners about it they said: "THE MOST LIKELY EXPLANATION WAS CONDENSATION FROM THE COPPER PIPES UNDER THE FLOOR BOARDS AS WE'VE HAD THE HEATING ON LATELY. WE HONESTLY HADN'T NOTICED IT AND THERE IS NO LEAK. IT'S QUITE SUBTLE" - should I be worried about this? They say they definitely haven't had a leak - who would I ask to check it out? A plumber, seeing as it may be pipes, or a builder? Any advice much appreciated!

Are you a tradesperson and able to answer this question?

Could be a variety of probable causes. Something I would not let the purchase be effected by at all. The vendor has given a possible reason which is feasible. Could be that the bath needs re-sealing?? If the home-buyers report did not raise serious concern then it will more than likely be something trivial. First move would be to have a look about yourself and see if you can see the cause, second a plumber and third a builder. Hope this helps. Regards JHT Services.

Go back for a second viewing. Ask to use the loo if necessary. Push down on the bath to see if there is any give between the bath and wall tiles. Check the bottom two rows of tiles (especially for there is a stand in shower. Check the grout to the tiles. A bathroom refurb is one of the second most expensive rooms internally besides the kitchen. It is unlikely to be condensation from pipes - think about this it would have took saturate right through the plasterboard to stain the other side - this is incorrect! Beware......
