Water leak in bedroom

Anonymous user 09/03/2024 - 2.35 PM

We have water running down our bedroom wall in the corner when it rains .The water runs down the inside of the back wall as well as the wall running between the two houses .We have had tiles on the roof replaced and there is still a leak. Various builders/roofers have looked and we've been told the roof is dry and the leak isn't comkng from the roof and that it could be seeping in through the brick and some new pointing is needed on the exterior wall . However the leak is extensive and runs from the back wall along the ceiling to the floor .Could this really be from some soft mortor. Any suggestions please . We've had a numerous people try to identify where the leak is coming from and so far been unsuccessful .We've been told it could be next doors roof, water leaking in from the wall or that the slates need removing in the corner so it can be inspected .We have already had numerous tiles replaced by two separate roofers .

It is very difficult without seeing the defect. If you say the wall is wet from the top of the ceiling to the floor then it sounds like the internal wall to the rear of the property is saturated. Have you checked to see if the water is being diverted into the gutters when it rains? Go outside when it is lashing it down and if you see if is water missing the guttering - if so then this is the problem and you need eaves protectors. If you and your neighbour have different tiles / roof coverings then the join between the two roofs is defective... If you have a party wall chimney the it could be defective lead or a failing / porous chimney is the issue... If you have a shallow pitched roof the it could be that wind driven rain at the eaves - install eaves protectors - is it when the rain is accompanied by wind? You would only get rain penetrating a solid wall (no cavity) when it is old and the mortar pointing is in poor condition or water is running down the wall during rain - and once a wall is wet it can take six months for a solid wall to dry without mechanical assistance (dehumidifiefers). Would need more info...sorry Drew @ Fibretechs - Gloucestershire
