Lots of cracks after flooding

Anonymous user 15/03/2024 - 2.31 PM

Hi, I had a burst pipe a few years ago and my house was badly damaged. Since the house was repaired, I have many large cracks. I also have cracks in wood along the staircase, large cracks along the ceilings, plus lots of smaller cracks almost everywhere. The builder who I paid over £30,000 to do the work said it was the house moving and he would come back in a year to fix any issues. The cracks have become worse and, of course, he has changed his number and will not reply to emails anymore. What could be causing the cracks? The house next door was sold and the new owner completed a roof extention and lots of building work (no party wall agreement, builders didn't speak English), could all the work be causing damage? Did the house not dry properly? Is it subsidence? I bought the house 6 years ago and I have never had cracks before. Also, I've been thinking if the cowboys took out too many walls and rebuilt too many studd walls? Any advice would be greatly appreciated. Thanks

It does sound like you have a movement problem. Best thing to do is get a surveyor in to see exactly what the problem is and go from there.

Hi,more than likely when all the timber is drying that supports all the ceilings and wall its twisting hence causing the cracks..when dry try filling with Gyproc pro finish fine fill.then when dry lightly sand
