Fireproofing between floors - splitting a property
Anonymous user 01/03/2024 - 2.53 PM
Hi I have bought an upper flat (in Scotland) which has an internal staircase and a dormer in the roof. The previous owner created an informal flat but I would like to officially split the property. I have been advised I would need to fireproof the floor upstairs and the ceiling downstairs as well as the internal staircase. Can someone please advise of what materials should be used or any useful websites? Many thanks Elizabeth

Hi Elizabeth,
1. Upgrade downstairs ceilings - this can usually be done by use of Gypsum Fireboard (pink), or doubling up standard Gypsum boards etc. Same applies to the stairwell enclosure.
2. Upgrade first floor floors - typically, a decent thickness of timber floor sheeting or floorboards is sufficient if well fitting, eg, 20mm. The greatest fire integrity is best achieved in the ceiling below, as 1 above.
3. I have also seen floor voids with Gypsum Carlite Bonding filled over mesh, between floor joists. One has to consider the weight of this.
Many Thanks, Jason.

Hi Elizabeth
You don't say where in Scotland you are. I'm in Glasgow and I've recently applied to both planning and building control for permission to subdivide a flat on behalf of the owner
