Removal or replacement of decorative boards

Anonymous user 01/03/2024 - 2.40 PM

We're looking for a house in the Oakham / Uppingham area but lots of houses of a certain age have decorative boards on the outside (see attached for an example. We've not looked at this house but it gives you an idea.) Is it possible to take these back to the brink or replace them with a rendered section? If so, what are the approximate costs? http://www.rightmove.co.uk/property-for-sale/property-35190110.html?backListLink=%2Fproperty-for-sale%2Fmap.html%3FlocationIdentifier%3DUSERDEFINEDAREA%255E%257B%2522id%2522%253A653187%257D%26sortByPriceDescending%3Dtrue%26minPrice%3D150000%26maxPrice%3D325000%26savedSearchId%3D5992209%26minBedrooms%3D4%26retirement%3Dfalse%26secondaryDisplayPropertyType%3Ddetachedshouses%26partBuyPartRent%3Dfalse%23_includeSSTC%3Don%26auction%3Dfalse%26locationIdentifier%3DUSERDEFINEDAREA%255E%257B%2522id%2522%253A653187%257D%26maxPrice%3D325000%26minBedrooms%3D4%26minPrice%3D150000%26partBuyPartRent%3Dfalse%26previousSearchLocation%3DIdeal%2520Area%2520(Drawn%2520Area)%26radius%3D0.0%26retirement%3Dfalse%26savedSearchId%3D5992209%26searchLocation%3DIdeal%2520Area%2520(Drawn%2520Area)%26searchType%3DSALE%26secondaryDisplayPropertyType%3Ddetachedshouses%26sortByPriceDescending%3Dtrue%26useLocationIdentifier%3Dfalse%26box%3D-1.28265%2C-0.36392%2C52.48278%2C52.83845%26popupPropertyId%3D35190110%26mapType%3DMap&fromMap=true

hello there, you may need to be careful with things like this, judging by the style of the house it is entirely possible that behind that cladding is just timber framework. also with houses of that age range there is a slim possibility of asbestos cladding/ insulation present. all being well you may be able to take the cladding back to the framework / block work behind and re-insulate using 100mm Kingspan (just be sure it is the right insulation for the job, technical details are readily available online or similar and attach a 'mesh' to the outside face for rendering. The most modern version of this is a cementious plastic render that is easy to care for. i would suggest the rendering option as with brickwork you must be certain that whatever is below is able to support the extra weight. i hope thats helped!

I have come across this type before and to be very honest it is alot of hassle and a small fortune to replace with render etc. But that of course is your choice, i would personely re-coat with BEDEC multi surface paint or again BEDEC Extra Flex, which will give it a nice fresh new look and of course you have a choice of colours to choose from if you wished.
