Separation of paper over plaster board

Dear Tradesmen, The paper over the plaster board in one of our rooms has cracked and is separating from the ceiling, and cracking in the corner of a room. The ceiling is artex. What can be done to fix the paper/ taping coming away so we can paint? Can we stick it down or should we get the paper taken off? With the cracking in the corner can we fill it? It looks like it's an old crack which has been filled before. Also a bit unrelated but is there a decent light - dehumidifier combo that anyone would recommend? The people who owned the house before us put in an ensuit without any ventilation. Thanks in advance, Charlotte and Tom

Hi, Artex should always be tested for asbestos before starting work if you plan to disturb it. You can encapsulate the artex by skimming over with gypsum based plaster, but make sure that the ceiling structure is up to it before adding more weight, and by the sound of the cracking and historical filling this movement needs to be looked at by a builder that has undergone damp training as the peeling paper will be caused by dampness. You can't buy a dehumidifier light combo as far as I'm aware, the en-suite requires ventilation under Part F of the building regs, an opening window may suffice if it is a small room. Again a reputable builder will advise when he has seen the room as every project is different. Hope this helps Mark

Hi, As per Marks (Proman) Answer, If you have an asbestos sample taken for the artex ceiling and the sample is negative there could still be a risk of asbestos due to the way that they would have mixed the artex. They would mix material to make artex and then throw in a hand full of asbestos to bond it together. some times 2 samples from the same room could be positive and negative for asbestos. If the paper is peeling from a corner of the room that adjoins an outside wall then this is potentially the cause. This could be caused by cracks in the render externally. A more cost effective and environmentally friendly way would be to install a trickle vent into the window and make sure there is a gap below the door to allow air circulation. Depending on the age of the bathroom installation you would be required to install an extractor fan as per part F. Hope this helps. Miles
