Wall Tie failure in Survey on a Victorian Building, possibly built around late 1800's
Anonymous user 23/02/2024 - 2.59 PM
I am currently selling my property and the buyers mortgage survey has reported cavity wall tie failure! I understand that my property is constructed from solid and was built pre wall ties! Two questions: how do I prove I have solid walls and how would this be done? Thanks

Generally the work will need to be rectified prior to selling the property however reducing the selling price to take into account the cost of fixing the wall tie issues is also an option.

a building of that age is most probably solid brick no cavity, built using lime mortar, easiest way would be to remove one of the face bricks to show no cavity. or get your own survey done
brick tie failure shows up as cracks in the brickwork where the ties have rusted,
if their are rows of header bricks up the walls rather than all face bricks it is of solid brick construction , no cavity
this sound more like someone trying it on to get a reduction on the asking price.
good luck Alex
