Considering purchasing a wreck of a house in London, how much to fix it up?

HI folks, I'm considering offering on a end of terrace cottage in North London which has definitely seen better days. It hasn't been touched in some time so everything needs doing and it's really damp (maybe mouldy too) and due to proximity of some large trees, we're worried it may also be suffering from subsidence. Sounds like a real gem, doesn't it? ;-) The obvious things to me are that it will need new carpets, floors, re-plastering, new kitchen, bathroom, heating and electrical systems . However, to add to the troubles, the cottage is in London, in a conservation area meaning things like std double glazed windows are not allowed, I think they have steel windows so maybe 2ndary glazing would be OK. What do you think? Ballpark figure to cover all costs, labour etc including a contingency (in case of subsidence or anything else)? Any input would be greatly appreciated. Oh and did I mention. If we get the house, we'll need a good contractor......
