Cost of extension

Hi we are looking to compare the cost of a tiled roof conservatory with a single story extension approx 3x4 metres. Would anybody be able to provide a very rough cost of the extension so that I can compare with the conservatory and whether to progress with an architect. Thanks

A straight forward traditional built extension 3x4 meters in size will cost you approximately £12,500.00 + Vat. Cost starts to go up if you start adding velux roof Windows, fit expensive bi-fold doors, opening from existing property to extension made bigger, install expensive lighting, select expensive designer radiators etc.
