Quote - replacement of 'flashband' flashing with lead flashing / chimney repairs
Anonymous user 09/03/2024 - 2.32 PM
Hello, I am in the process of buying a property in Manchester (Levenshulme) and have found that the roof needs some work following on from a full Buildings survey that has been carried out. The property is a mid terraced house of tradition construction, built in approximately 1900. The main roof is pitched and ridged and covered with plain concrete, fixed over a secondary waterproof barrier. The roof to the rear 2-storey outrigger is of the same construction with a pitched 'lean to' concrete tiled finish. The following work needs to be carried out on the property: 1. 'Flashband' has been used as a temporary measure and all 'flashband' needs replacing with lead flashing in the following areas: -At the junction/joint between the front main roofs (to the adjoining property) -Front of the main chimney stack. -Base of the external stack where this abuts the rear 2-storey outrigger roof. 2. The rear chimney stack is redundant and needs to be capped and ventilated (where the pots have been removed). 3. Mortar joints to rear external breast need re-pointing. Please could you provide me with a quotation for the general repairs required, and roughly how long these works are likely to take? I understand the quote will be approximate, but a worse case/best case scenario would be really helpful. Many thanks.
