Selling upstairs flat - do I *need* 2nd gas ECV installing to get a gas safety cert?

hi, I am about to put flat on the market to sell, it is 15 yrs old with original gas fittings and appliances (combi boiler and hob both in kitchen), which are working fine. I have read that I need to get a current gas safety certificate in order to sell a property.( I have the original installation cert which came with original purchase of flat but nothing else.) I have now just read that flats need to have their gas ECV 6m away max (which mine isnt - the ECV is on outside of building by the meter and I am 2nd floor) and if not there needs to be a 2nd ECV installed inside the flat. There are individual shut off valves for each appliances but the only ECV for entire gas supply is outside. Would my flat pass a gas safety check as it is without this 2nd ECV ? If not, would it outright fail or would it be mentioned eg 'needs 2nd ecv' and I could still go ahead and sell it? If I need a 2nd ECV fitted to be able to put it up for sale (I obviously would get in proper gas engineer, not DIY !), is that a straightforward thing or is it big job ?? any idea of approx cost and time of doing this? [the gas pipework comes up building, comes into my flat near floor behind a kitchen cupboard, then goes straight to appliances on same wall, but is behind cupboards and all in quite tight space] many thanks

Hi Robbo the ECV is at the meter What you are referring to is a ADDITIONAL EMERGENCY CONTROL VALVE which need to be placed in or near your premises as per the regulations as you rightly said its more then 6metres away .So with this in mine I would consider this to be an at risk situation and would fail the gas safety certificate. With regards to the ease of fitting an ADVC This depends on the material of the existing gas supply I would presume it to be BSP[ iron] then that may be a problem for some engineers .if copper pipe then no problem if you have access to solder the joints .If you live in the south east go to my builder and request a gas safe registered engineer to assist .Dave Ward gas safe registered

Hi yes you do need a second valve so that the person who is living there can shut of with out ha Ong to access your property, The only thing is that there would still only be one bill generated from one metre so who ever was renting would have to pay you on top of the rent or if selling you would have to have a new meter installed Thanks john
