Advice on how to phase works- New Boiler | re-wiring | floorboard insulation-refurb

We have a 1900 terraced 1st floor flat and we want to upgrade several aspects. We would like advise on how to phase the works: 1) Install new combi boiler, change all the heaters and associated pipework. Also we want to see whether the gas pipe to boiler and cooker are ok? 2) Electrics - We are looking at insulating between the joists and under floor boards, so we want to ensure the wiring is in line with these new conditions. Also as we want to potentially up-grade / re-wire the house to bring it up to current standards. We will also look at adding some light fittings (hall way, front door/outside and entrance to garden outside) and some new sockets in some of the rooms. 3) Insulate between the joists and under floor boards to reduce ambient and impact noise to neighbours down stairs. Floor board refurbishment/replacement, as required and sealing of floor boards. 4) Plastering of some of the spaces. Painting and timber paintwork. I have listed things in the order I think they need to go, however before we start contacting tradesmen, I would like some advise if this is the order things should be done in? Also would you recommend separate trades or should we contact one builder who will co-ordinate this work? Thanks

Hi Acardona We have a lot of experience in upgrading buildings, typically the conversion of a dwelling into HMO style accommodation (houses of multiple occupancy). The best advice I would give you, would be to lift all the floorboards initially. If you are upgrading the property to provide better acoustics, namely sound proofing from neighbouring tenants, the best solution would be to run all services whilst the floor boards are raised. This is much quicker and simpler for the tradesmen to run the services (cheaper on labour). once the services are installed, you can then lay earthwool acoustic roll between the joists, and I would advise to finish the floor with an 18/22mm interlock flooring system; this gives great acoustic properties. With regards to hiring a building contractor or individual services, this almost always depends on how much time you have to spare from your primary occupation/lifestyle. A building contractor will remove the stress factor from the works, and will typically use a framework of trades who regularly work together, thus making the build very efficient. You may feel that a building contractor's initial costing seems higher than using individual trades, however when project managing construction work yourself, it would be wise to have some experience; and/or plenty of time to devote for if things start to go a little off track.
