Homebuyers Survey

We have had a Home buyers survey done a property we are buying. We knew there would be concerns on the condition of the Wood Lean too/Electrics/Plumbing due to age. Our offer took this into consideration. From your experience do Surveyors word their reports so cover themselves for future or use wording that you should expect the worse. We are not experts but it feels like the Surveyor is of the extreme nature and it doesnt sound like the same house :). I have good contact with the Surveyor who actually gave positive feedback on my questions and dont doubt the report as it does raise the same concerns we share but the report seems very very extreme. Thanks for any feedback.

Surveyors certainly always give the worst case, espcially in homebuyers surveys, they have to or they get sued, which is a bit unfair. His verbal comments will be a better guide. The commonest example is a flat roof. Unless it is brand new, they will always say the flat roof is near the end of its life and will need replacing shortly, or words to that effect. Also, they cannot inspect everything because they sometimes cannot and because they generally cannot lift carpets etc. So, if the floor creaks, it might be because it is just old, or it might be because the floor joists are rotten. They will always mention the possibility of rot. Rewiring a house is a common need and they are generally right about that. Same with plumbing. These are both simple to asses. The wood lean to does not much matter of course, he will be right about that. So, yes generally, you will have a worse case situation. Hope this helps. Paul Albright
