Large venting pipe in garden, is it needed?

Anonymous user 23/02/2024 - 2.58 PM

Hello, recently purchased a property with a large (20-25ft high) venting pipe (approx. 8" plastic) in the rear garden. The water/sewage company have been out and said as we are end of line sewer it is not their asset (it also did not appear on their surveys) and was private, most probably installed by the previous owner due to odour issues. At no point did the previous owner indicate issues with odour, though we did enquire about what the vent pipe was for during conveyancing. The property is where we want to live so we bought with a view to resolve this issue post purchase. The house itself has a soil venting pipe, so was wondering if by removing this garden vent pipe we open ourselves to risk of odours entering our properties. The water/sewer guy who came out didn't think it would have an impact due to the soil vent pipe on the property, but couldn't guarantee it 100%. Really after a second opinion, has anyone any experience of these and any advice how to resolve ??? Cheers for any answers.

Are you a tradesperson and able to answer this question?

Mike very hard to be so positive on this issue Me personally I would dig around the base of this stack ? vent pipe to see what it is connected to. 8inch plastic would need a very large drain for it to be connected to. One would normal see a tall cast iron vent pipe and not plastic,There may have been a vent with a plastic flap that allows air in but not smells out this would have been cast iron and about 3feet high and near manhole and a previous owner may have extended it as many plastic flaps deteriorated over the years.but unlikely, The other scenario also unlikely does it vent any ground gases. But as suggested excavate around the base is the best way forward Hope this assist you mike Regards Dave Ward
