Chimney breast showing leak in spite of loads of work

Found a leak last yr in the attic running down the chimney breast. Have s detached property and share chimney with neighbour. First builder did some rough pointing then told me I need Cowells but he can't fit them he is not a roofer. Second proper roofer laughed at previous man's work... charged me 400 for 3 chimney pots and when I rang to explain is still leaking did not return calls, became impossible to get hold of.. eventully he told me it needs a complete chimney needs rebuilding meanwhile is still leaking ... third roofer laughed at second man's work and charged me 350 .... New flashing. Flaunched and capped.off chimney repointed and replaced some broke tiles also took all moss off roof and gutters .. its still leaking .. kept ringing him for a few months . And he did keep popping back and finally admitted he has no idea why it's still leaking after all the. Work.has done .. finally found a new roofer for another 300 quid who re-capped the tiles as the previous roofer left moss underneath them... also pointed some of next doors side as in bad repair.... then painted.it with all weather seal and tanked it ... its still leaking this roofer has also said there is no way its leaking after all the work he has done i am so sick.of this the whole.attic.smells of damp.and I just want it repaired who can come.out and "survey" to advice me?

Theres a chance it could be the soakers if its a slate or rosemary tiled roof.,If the soakers are made of zinc they could have holes in them due to old age and corrosion.

Hi has your property got a slate or tiled roof and I will try and suggest a possible cause because it sounds to me you've had too many unskilled roofers attempts .

Hi Nicola.From my experiences most leaks around chimney stacks re due to poor flashing some are just sand and cement very poor material and many are lead flashings however please note that the experts in lead flashings are roofing plumber that know how to lead burn and boss lead to shape. In my opinion its very rare to find a general roofing contractor to equal the skills of a plumber so don't waste any more money .Find a good lead man
