guidance and rough estimate

Hi, I'm considering the purchase of a 3 bedroom house in London. I appreciate it is difficult to give any sort of estimate without visiting the property but I was wondering if you could give me an indicative ball park of what this kind of project would cost. The property is very run down, therefore I would expect the following to be necessary: -Creation of open plan space on the ground floor, which involves demolishing a load bearing wall as well as the current staircase and installing a new staircase in a different place -Creation of a new ensuite -Installing central heating -Rewiring -New flooring throughout. Solid hardwood and carpet for the bedrooms -New boiler -New radiators -Replumbing -New kitchen -New bathrooms (one small loo, one main bathroom and the above mentioned ensuite), including new tiles, extractor fans etc. -Replastering -New windows -Potentially additional insulation -Repainting The property is about 950 sq ft and it's over two floors. I would be looking for very good quality - high spec materials (not necessarily designer stuff however). I would really appreciate if you could give me a very rough estimate of how much you think this might cost. Many thanks!

Hi there. I'd say as a guideline the starting price would be 40k + vat, going up from there as far as you like depending on the quality you go for. Any other questions feel free to get in touch. All the best. Darren
