No, never seal or stabilise new render. A thinned first coat, this will act as a mistcoat, followed by however many top coats are required to finish. I would also advise using Owatrol EB primer on your first full coat only, it acts as a paint conditioner and will increase paint coverage and flow. As a guide, I would quote for a Mistcoat plus three full coats. Sandtex trade masonry is a product I use a lot on exterior render, good coverage, good price and has never let me down.

If it is dry use a water based paint if they are any minor cracks fill them and prime any loose or friable areas with stabilising solution, leave to dry then paint with a masonry paint fist coat thinned with water leave to dry then two more coats.

Hi, Modern paints are excellent and don't need any pre-work. Sandtex is expensive but you will only need one coat, many other brands will require two or more coats. In addition it is always a good idea to seal the edges of the render where it meets the windows, will also make painting the edges easier. Regards

You don't have to seal new render, just painting is fine! However, after scraping off any excess render to level the surfaces, we would recommend applying a couple of coats of a good quality fungicide solution to each surface to repel any future mould growth in the surface, followed by a coat of stabilising solution. As for the amount of coats of masonry between 2-3 coats will be plenty but always read the label beforehand to follow manufacturers guidelines, but if you feel it may need another coat then go ahead and give it another coat! Remember to allow for drying times between each coat of fungicide/stabiliser and paint to allow for a professional long lasting finish. Hope this helps you

A coat of stabalising solution is what i would recommend.This will seal the render and stop the paint sinking in through the render which would ;a--save you money, and; b---save you time as it would cover in 2 coats of paint.

You do not necessarily have to seal the render - it might have been tanked in between coats which will help against any water ingress and have had PVA applied. It will require at least two coats of high quality masonary paint such as Sandtex or Dulux and if the walls of the property are very exposed, i.e. overlooking a sea cliff you would need to give it three coats.

I would recommend putting a stabilizing solution on first then depending on the colour and the quality of paint 2-3 coats should be fine.
