Advice on ball-park figure and timelines for extension/ground floor works

Hi, We are currently in the process of buying a house and want to do a bit of work to the ground floor. Link below (there's a floorplan): http://www.zoopla.co.uk/for-sale/details/36645576#FjM0fp62Mhrqcxwr.97 Big stuff we want to do:- Remove the "hallway" wall on the ground floor, to increase the size of the living room New kitchen, and also move the location of the kitchen from left-hand wall of the room to an L-shape across the right hand side and front wall Extension of 3 metres out from the back of the property. Single storey, creating one big kitchen/diner/living space We've never done anything like this, so I'd appreciate a bit of advice on timelines, what to do next, and ball-park cost. We're not super-fancy people (!), so cost of materials will be middle-of-the-road (ie Ikea or Magnet kitchen probably). Interested in any thoughts: do I need an architect to plan any of this? Do I need planning permission (I don't think so)? Roughly how long will it take from start to finish (we'll have our rental property for a couple of months after we've bought, so I'd like to get as much done as possible before we move in)? Thanks very much for any thoughts or advice!
