artex on walls the the thick kind, complete removal. UK, West Midlands

Hi guys Can anyone tell me roughly how much it would be to complete remove artex, I am assuming its been in the room for about 20-40years. This in a lounge of a house I am looking to buy. It is thick on the wall and I believe one of two things its a covering the master all sins house/structural movement, as the original house is over 100 years old, or that it is just taking up valuable room space. Please help its unsightly if honest and I want it safely gone!! Thanks Jen

I'm not a plasterer but if it's been there a long time would probably have cracked if there is movement
Removal is difficult as it could contain aspestos best bet is to just get it skimmed over with plaster but as I say I'm not a plasterer so somebody might come along with a better answer

Two possible options to consider both subject to site visit and careful inspection to check the stability/integrity of the existing walls and ceilings:
1 If the existing plaster is found to be completely sound, i.e. not loose and liable to fall-away, then its possible to apply a special bonding agent, allow 24 hours to fully cure and over-skim. This is the easiest, cleanest and most economic option.
2 If there is any sign of the existing plaster being unstable it must either be: a) removed and new plasterboard fitted and skimmed or
b) over-boarded and skimmed
If the property is empty this makes it easier for the contractor to complete this type of project. A quotation for this job must be based on site survey. However, a guide price per sq m would be £8 - £15 for plastering and a similar figure for dry-lining. Dependant on the contractor and other issues that can only be identified after a site visit and inspection, I would consider this to be the minimum cost. Note: before this work was undertaken, your should ensure all the wiring is safe and complies with current building regs, if not re-wire then re-plaster. Good luck.
