Internal Wall Removal in Eduardian Flat Ground Floor with Another Flat Above
Anonymous user 14/03/2024 - 2.36 PM
We are thinking of placing an offer for an Eduardian flat. However, we would like to make sure it would be ok to arrange the removal of the non load bearing wall between the kitchen and the living room. There is another flat above and I wonder if that would make it harder to receive permission.
Are you a tradesperson and able to answer this question?

You will need a accurate measured survey of existing to determine the load on the wall to be removed.
Employ the services of a Qualified Structural Engineer who can provide a suitable design of a supporting steel beam, check on masonry bearings with padstones together with a propping scheme and sequence of operations. You will need to demonstrate to the adjacent properties that the correct procedure is being carried out and you must serve notice in accordance with the Party wall act.
Ensure full approval has been granted by the local authority prior to commencement of works.
