Annual Landlord Gas Checks -Gas fire, what is checked?

Hi I've recently had the annual gas checks done on 3 properties I rent out. They all passed and the technician mentioned he would go back to service a fire in one of the houses, which would cost extra. Upon a service the fire was infact leaking carbon monoxide, and so has been disconnected pending a new fire to be fitted. I'm now wondering why this couldn't have been picked up in the annual checks? This could have been dangerous and the technician said the tenant was very lucky. This makes me question the reliability of the annual checks? Thanks for reading and I hope you can help shed light on this matter.

Hi Sam When the Gas Safe Inspection was carried out, the engineer should have checked the fire for spillage and also prove that the flue is working with a smoke pellet. This is normally done by removing the fire, depending on what one you have. If the engineer is now saying the fire was dangerous, it should never been left connected in the first place. When an inspection is carried out, we are looking for safety as the number one issue, that includes, checking all flues are working correctly and not leaking products of combustion, This is for fires , boiler and any gas appliance. Next the gas supply is checked for leakage, then ventilation. I hope this helps.

Hi, On Landlord gas safety checks all the gas appliances in the house need to be checked for safety. For fires the only real difference between a service and the landlord gas safety checks is that on a service the unit and the catchment space is cleaned. All of the other checks should be carried out such as; Flue flow continuity test- test the flue for damage such as holes and blocked flues Spillage test- Check carried out to make sure the products of combustion dont come back into the property Gas Pressures Ventilation etc etc However spillage can occur from little things such as the wind changes direction so it is hard to say whether the job was carried out correctly or not.
