Rough idea of cost for small extension

We're thinking of having a small extension built on the side of our house, to give us a downstairs toilet and porch area. It would be single storey and approximately 1m by 2.5m. We'd like all the plumbing done at the same time. Can anyone give me a rough estimate of the sort of figure we're looking at? Thanks

Hi
When I apply for building warrants here in glasgow I use the figure £1000 / m2.
