Advice on cost of extension

Hi all I've just purchased a new build property and looking to put a 2mx2m extension on the rear of the property with a sloping pitched roof with one velux window. We'll be reusing the patio doors as these are new. Will planning permission have to be granted? Many thanks

Hi When I apply for building warrants here in Glasgow I use a guide price of £1000 / m2 Hope this helps Ian
