Replacing french door and windows with bi folds

Anonymous user 23/02/2024 - 2.56 PM

We are wanting to replace a 2 door 2 window combination with 3 bi folds. The opening is not changing to the building. The local authority have given the following response:- I have looked into the planning history of your property - Condition 9 on the original planning permission for your barn conversion (Ref: 95/02031/APP) states that “No windows, other than those shown on the approved plans, shall be inserted into the external walls or roof of the buildings without the prior written permission of the Local Planning Authority.”. Provided that the replacement windows are being inserted into the existing openings as shown on the originally approved plans (i.e. no enlargement is taking place nor any additional openings) I am of the opinion that formal planning permission would not be required. Are the bi folds classed as additional openings as there are 3 of them as opposed to the 2 French doors and 2 window combo they will replace in the same aperture. We plan to have the work done with a fensa registered builder

It sounds a straight forward replacement. You could pay the labc to sign the work off it costs around £120-160 depending on where you live. They would come do a pre installation check then a final inspection before issuing a certificate. At least this way you would have piece of mind that it's done within consent.
