Have some cracks appeared in wall and ceiling. Is it a surveyer i need?

Hello mlet, without first having a look at the problem it is difficult to advice you wether you need a surveyor or not ( possibly a fee charged ) but a local reputable builder may give you a free no obligation quote.hope this helps.

Hi,
Are the cracks more than very fine cosmetic cracks or old plaster moving. If you are concerned about a structural problem then ideally you will need to consult a structural engineer. If you need one try and use a locally based engineer (to reduce their travel costs). Post a picture of the cracks if you are unsure,

Cracks can be indicative of a number of things.
1)Cosmetic: initial shrinkage of materials plaster, timber etc, these can be remedied by filling and redecorating.
2)Structural:alterations may have been made to structure e.g. removal of load bearing structural walls, without sufficient support remaining.This may have lead to movement and therefore cracks.
Remedy:Seek advice of structural engineer for advice.
3)If cracks are that severe that there are corresponding cracks on the external brickwork/ rendering, this may be a result of foundation movement caused by root damage from nearby trees. Alternatively broken or damaged drains can wash away support from beneath foundations.
Remedy:Seek advice of structural engineer.

with regards your concern over the appearance of cracks at your property
firstly i would approach a local friendly builder at this stage as he should be able to tell you if the cracks are just superficial or of a more serious nature

Hi mlet i would get a local builder in first to give you a free quotation and then on the outcome decide if a strucual survey is required this is not cheap!!!
