Loft conversion & extension guidance on approx cost per sq ft

I am doing a second viewing of a house on Friday at 9:10am that we would be looking to do a loft dormer conversion, rebuild the garage to adjoin the house and have as double storey plus potential single storey extension at rear subject to planning. This is a semi detached house and the next door house already has a dormer to create 3 beds and bathroom. Considering offering on this house but would really appreciate guidance on approx cost of building works or whether anyone would view house and give approx quote. Loft conversion to create approx 500 sq ft plus further 100 sq ft if able to build on to 1st floor of garage. Dormer to front and rear. Creation of 3 bedrooms, 1 ensuite and 1 family bathroom. Knock down of existing single garage (separate) and rebuild adjoined to house. Extension with elevated pitched roof and skylight plus bifold doors. Approx size 175sq ft. To create kitchen/diner. General refurbishment costs for existing house approx 700 sq ft. Depending on cost for the above works would determine whether we would also remodel driveway and exterior rendering.

Hi a typical quote from builders for loft conversions for a 3 bed semi detached is £28,000. This is for a hipped roof. If gabled walls then the cost should be a few thousand less. If your loft is for 3 additional bedrooms then I would think the cost will increase significantly. Loft conversions are hard to quote as they can very considerably.
