Driveway at side/rear of house (planning/regs question) in Wales

Anonymous user 23/02/2024 - 2.55 PM

Hello, Basically I am looking to double the width of an existing driveway to the rear/side of my property. The side it will lead out onto will be a road (obviously, sorry!) but not classified. Can I do this without the need for planning/building control. I have read this document: http://wales.gov.uk/topics/planning/policy/guidanceandleaflets/householder-permitted-development-rights/?lang=en But all it discusses are driveways to the front of the property - with no reference to the rear garden. As obviously most rear gardens lead to lanes, this is an exception. Does anyone know whether I can just go ahead with this? Obviously pending a dropped kerb being put in place by the Local Authority.

Are you a tradesperson and able to answer this question?

I would suggest you ask the local authority for a cost for a dropped kerb. If they cost this for you then there should be no problem with the drive. If there is a problem by you asking they should ask the relevant questions. if they don't then you are free to go ahead.

There is no reason, providing you get agreement for a dropped kerb, that a driveway cannot access the side of a property. Guidance leaflets usually "discuss" the normal/usual applications they recieve but variations on this are subject to the same rules.
