Artex ceiling removal

We are looking to take down the horizontal kitchen ceiling and replace with plasterboard/insulation/skylights to the pitched roof profile instead for better height and day lighting. The house was built early 1920s and walls/ceilings appear to be lath and lime plaster. Unfortunately the previous house owner has applied an artex finish to the ceiling. Do we need to get the artex tested for asbestos (since we do not know when they put this in) and if it does contain asbestos, should we remove the artex first (e.g. using gels or steamer) before removing the ceiling? We were keen to know the facts so we can ask the right questions when we get builders in for quotes. Many thanks!

Until the mid-1980s the Artex coating was made with white asbestos to strengthen it. This means that only old Artex will contain asbestos and most probably any Artex applied after 1990 will not contain any harmful material whatsoever. It is also worth noting that the texture is only harmful when in a powder form, i.e., being sanded, and poses no risk whatsoever while it is undisturbed on ceilings or walls and covered with emulsion paint. If you would prefer to remove Artex instead, then it can be safely done using a wet method — with either a wallpaper steamer or a special gel. As long as the material remains damp, the fibres will not become airborne. Safety precautions still need to be taken, of course, including sealing doors and windows with polythene sheeting, and wearing disposable overalls and a suitable respirator. The scrapings should be securely bagged-up while still damp, labelled ‘asbestos’, and taken to your local authority’s licensed disposal site. Many thanks D Developments find us on facebook
