Central Heating

My boiler is a potterson goldhe only luke warm water when heating is on

When boiler is on, heating water is piping hot. When heating is off, water is only luke warm. Is there a reason for this? Boiler is only 2 years old.

Sounds like you have a diverted valve issue, if you can identify the heating flow pipe that comes out of the boiler(22mm) then with the heating off and pipes cold turn on hot tap if 22mm heating pipe is getting hot the its diverter valve, if not then could be dhw thermister/sensor. Hope this helps

I f only 2 years old its probably still under warranty with 'Baxi' they own the Potterton brand.
