Damp on either side of fireplace!

A few months ago we decided to take the gas fire out and board up the fireplace and decorate with tiles but a day or so after boarding it up we noticed damp coming up either side of the fireplace which will dry out then get worse when it rains. I spent hours googling this only to be rather disappointed as lot of people with same problem have spent an awful lot of money trying to sort the problem but to no avail. We have since opens the fireplace up put a vent inside, had a chimney cap fitted but still damp help please but only if you can offer a permanent solution to this not having to spend thousands like some have already done!

If it's on an external wall it could be penetrating moisture if it's below a height of 1mtr it could be rising damp . I was going to suggest venting and capping but you've done this

Hello The chimney stack needs to breath have you tried putting a mushroom pot on the top of the chimney pot and also have you tried having a vent on the wall where the fire place opening use to be. Hope this helps Stuart
