Buying a rennovation project but unsure about the chimney theres been some worrying signs??

Hello, Any advice or suggestions would be greatly appreciated from anyone who might has experience of Chimneys ect, unfortunately at this stage we dont have a lot of info to go on. We are buying a rennovation project (wreck!!) in the hope of doing it up over time but we do want to sort the big bits and the chimney is on the list of concerns. The wall that holds the chimney breast in the front room is wet/damp, not all over the wall, its mainly to the left of the fire place but looks to be spreading right aswell, the damp is mid wall and does not look like its coming from the ground up, just through the wall and there is rubble in the fire place? this house has had a new roof put on about 8 years ago and the outside of the chimney looks in good condition. We are just looking out for any suggestions of possible problems on a scale of 1-10 (probably a really bad idea....) and the cost of the worst/best case scenario's. We don't yet have access to investigate this but are sooo excited we just thought we'd see if we could gather some info for possible future use. Thanks in advance for any replies. Rowan

It sounds like there is inadequate damp proofing between your chimney stack and the interior of your cavity walling. The elements are hitting the exterior of the chimney and transferring across the cavity to the internal wall of your property. The rubble suggests that damp proofing could have become loose and/or a build up of rubble in the cavity is causing the breach allowing dampness to pass from the exterior skin of masonry to the internal. A build up of rubble is easily fixed, once located and removed the dampness has no route into the property if there is a clean cavity. Inadequate damp proofing replacement is a much larger job, requiring more cutting/ replacing of masonry potentially the full length of the chimney. I hope this helps.
