Water leaking at the top of my window?!

Anonymous user 23/02/2024 - 2.55 PM

Hi there, We had a problem with the front window a few years back with water coming in at the top of the window but it hasn't happened for a long time. We have had some bad weather and with the wind and the rain we woke up this morning to water leaking in at the top of the window (not the actual window but the wall its attached to). It is also coming in at the top left hand side of the front door from the wall. It doesn't come in immediately when it rains, it seems to take time and then suddenly seeps out, it is starting to crack and bubble the paint. We are due to move soon and want to get it fixed. We have no idea where the water is getting in and was wondering if there is anything we can do ourselves before we pay for a big job to be done. Any advice is much appreciated!

Are you a tradesperson and able to answer this question?

Assuming its not condensation (I have had many discussions where customers think the water is coming through the glass!!) However, this sounds like it is penetrating dampness - dampness from an external defects. This can be from any number of factors. Have a look outside, preferably when it's raining. Are the gutters leaking and splashing on the wall? Look at the pointing. Is this loose or falling out? Is the wall rendered/pebble-dashed? are there cracks? Is the silicone on the window faulty? any of these can cause dampness. If unsure, ask a reputable person (ideally qualified and not a salesmen) to have a look for you and give advice.
